It is often that our clients that have bought or sold residential or commercial properties through our firm require temporary or long term services to manage such properties. At The Landmark Group we offer personal property management services on a selective basis. Key benefit here is that I am responsible for all facets of the management and do all direct interface with the client.
We offer two options: We can either find a new tenant for your property and after 1 month of management (to insure stability), we can then turn over the property management to you or, we can find the tenant and continue to manage the property.
Standard services include:
- Screening and selecting the right tenant for the property in accordance with the "Washington Landlord Tenant Law." We perform superior tenant screening in selecting the right tenants for your property. We ensure that our property owners get the caliber of tenants they deserve.
- Advertise your vacant property and schedule showings 7 days a week with all prospective tenants until your rental property is leased.
- Collect rents, deposit revenues in your bank account.
- Provide detailed monthly and/or quarterly computerized statements showing all income and expenditure related with your property. Our computerized system allows us to make recurring monthly payments on any recurring monthly obligation, provided adequate funds are available in your account.
- Provide services in accordance with a "property management contract."
- Prepare and maintaining the property for rent with our staff of maintenance men, painters, plumbers, & electricians.
- Prepare and negotiate the lease contract.
- On immediate call for any tenant requirements for the property.
- You can expect us to conduct detailed property inspections when tenants move out to ensure that the tenant returns the property to us in the same condition as they first rented it. Also, we conduct property inspections upon the receipt of written requests from tenants for any maintenance and/or repairs to your property.
- Our fees are normally 10% /mo plus 1 month rent-up fee. Rent up fee guarantees the tenant for 1 year.
We also offer consulting services at the Property Owner's request.
Our consultant services include:
- Collecting of delinquent rents and eviction procedures
- Property improvement project management
- Recommendations on property improvements
- Recommendations on market rents and improvement of property values.
Hourly rates or flat fees are available upon request.
